    Antigua Program
    This is our most popular 16-point Full Service Listing Program, and is what most people recognize as the traditional listing model for professional Realtor® marketing. This plan gives you the widest, most aggressive and most professional marketing, and incorporates state-of-the-art Internet marketing along with traditional marketing plans. Experience has shown this to be the fastest way to sell your property. We are paid 8% of the sale price at the closing of the sale. You get:

  • Exclusive Right of Sale Agreement including 3% selling office fee
  • Includes all 200-plus tasks necessary to successfully close a residential real estate transaction
  • Professional Market Analysis
  • Published in area Multiple Listing Service (MLS)
  • Published in multiple company web sites
  • Color half page ads in Harmon Homes and/or Homes & Land magazines

    Barbados Program
    This is a cost effective - yet very agressive - 12 point program that is comparable to most other agencies' full service programs. We are paid 7% of the sale price at the closing of the sale. You get:

    Grenada Program
    For our more involved clients, this is a very agressive, yet affordable 8-point program. Commissions are 6% of the sale price, paid at the closing of the sale. You get:

    Buyer Services

    If you are considering buying property, consider our Exclusive Buyer Agency Program to maximize your interest. Many times folks ask us to represent them exclusively in their property search. To meet that need, we work on an exclusive contractual basis with the buyer to procure properties meeting your expressed and defined needs. For our investors, we help them avoid making real estate investing mistakes.

    St. Thomas Program
    For Buyers who want exclusive representation, our Exclusive Buyer Agency Program is the answer! Buyer clients engage us as Exclusive Buyer Agents, and just like hiring an attorney, they agree to pay our fees. Should we submit a listed property, we look first to any "built-in" commission on that property. Only if there is none does the buyer pay for our services. You get:

  • Agent's loyalty and fiduciary belong solely to the Buyer Client
  • Agent is enabled to present the full market of available properties, whether listed or not
  • Agent is obligated to negotiate aggressively in Buyer Client's best interests
  • Gives the Buyer Client a much more powerful presence in the transaction
  • Gives the Buyer Client more leverage in the negotiations
  • Provides a perfect platform for Buyer Clients who buy multiple properties, such as investors and speculators

    On-Call Consulting
    Carib-Gulf Realty's exclusive On-Call Consulting Program enable buyers or sellers to pursue their own real estate endeavors, but provides them with the added confidence of having a professional real estate expert "on-call."

    Consulting is a service-based approach to providing real estate solutions, rather than the traditional event-based approach. That means you pay for services when you need and want them - a pay as you go approach - rather than paying for a bundle of services at one time, usually at closing.

    Think of your real estate consultant as you would think of your attorney. We're here to advise you, support you, and help you succesfully reach your real estate goals and objectives. You could say we provide both the Yin and the Yang of real estate solutions.

    Have a problem that you can't solve? Need an evaluation of a property outside a sales transaction? Want to avoid making investing mistakes? Simply pick up the phone, call us and tell us the situation, we'll evaluate it and begin the curative process. Our Realtor® agent fees begin at just $150* per hour, and you only pay for the time that you need and use.

    Individual Carib-Gulf Realty agents are members of the National Association of Real Estate Consultants (NAREC) and hold the Consumer-Certified Real Estate Consultant (C-CREC™) certification. Other Carib-Gulf agents are Accredited Consultants in Real Estate and hold the ACRE™ accreditation, and some have both certifications. These certifications are awarded to only those agents who have demonstrated the highest degree of training, expertise and professionalism in real estate consulting. All Carib-Gulf Realty agents are professionally trained and certified as Real Estate Consultants.
