There are 203 tasks that Carib-Gulf Realty completes to ensure that you have a smooth and easy, successful residential real estate transaction!

Checklists are necessary to ensure that every detail is instituted into our exclusive Transaction Management System. We've spent over a half century and thousands of dollars to fine tune this system. This checklist has been invaluable in managing our clients' successful transactions, and it will work for you. too!


Pre-Listing & Research Phase
The pre-listing phase is the most overlooked phase, yet it establishes the foundation of the entire marketing plan, which leads us to a successful sale. We have identified 99 tasks that are required to complete the pre-listing phase, which include public records research, comparative market analysis (CMA) and marketing plan development.

Listing & Marketing Phase
45 tasks are needed to take us to the initial offer stage. Of all of these, correct pricing, staging and financing are the most important elements. Not only do we determine who your most probable buyer is so we can appeal to that market segment, but we're mortgage brokers too, so we know how to package your house to sell!

Contract Management Phase
This phase is most important, because it's the stage at which transactions can often fall apart. The advice and help of a real estate professional is crucial at this point. There are 40 tasks that are required to receive, review and manage the offer, draft counter offers, and remove contingencies.

Closing Phase
We take an active approach to the Closing Phase, and we make sure everything is done right. In this stage, many unrelated tasks must be accomplished, such as coordinating pre-closing activities like arranging legal services, surveys, title insurance and home inspections are all part of the 19 tasks required to arrange the closing. This is where we - and you - get paid!
